AI Won’t Replace Ranchers. But It Will Change Who Wins.

AI can analyse data.

AI can generate recommendations.

But someone still has to make things happen in the real world.

DIT AgTech combines hardware, AI, nutrition automation and real-time data to turn intelligence into action across livestock operations.

It gives ranchers technology that works alongside them, automating supplementation and helping them produce more with less.

That's Physical AI.

And it's already operating in the real world, across 500+ deployed units and 370,000 head of livestock on the platform.

As AI moves from screens into the physical economy, DIT AgTech is building the infrastructure for it in livestock production.

And the market is massive.

Livestock is still one of the world's least automated major industries. The race to bring Physical AI to it has barely begun.

Be one of the first to see where this is going.

Dollars up, volume flat

The BEA reported September spending up 0.5%, but after inflation it rose less than a tenth of a percent. The PCE price index ran 3.6% over the past year (3.1% core), real disposable income fell 0.3%, and the saving rate slipped to 3.8%. Q3 GDP was a strong 3.4%, with consumer spending up 3.8%, per AP/PBS. Source: BEA personal income and outlays.

CRE Takeaway: Ask tenants for transaction counts, not just sales. Rising sales can hide falling traffic.

What the tenants said

give me a collage of brand logos such as Starbucks, Chipotle, Wingstop and Sprouts

AI generated image.

  • Starbucks: U.S. comps +7.7%, with ticket +5.2% and transactions +2.4%. 8-K

  • Chipotle: comps +2.1% (check +1.3, traffic +0.8), 84 openings in the quarter, remodel tests in Texas. 8-K

  • Wingstop: domestic same-store sales -5.4%, yet 76 net new units. 8-K

  • Sprouts: comps -0.9%, a record 15 new stores, and Q4 comps guided down 2% to 4%. Release

CRE Takeaway: Unit growth is not unit health. Ask for sales by location and look hard at the franchisee behind the logo.

Landlords & Austin

Kimco posted record 96.6% occupancy, small shops at 92.9%, and 31.5% cash rent spreads on new leases (8-K). CTO reported shopping center same-property NOI up 3.8% (release). These are institutional portfolios, a directional signal only, not a proxy for private Texas strip centers.

Closer to home, research shows Austin retail vacancy at 3.6%, 1.17M SF absorbed, trailing-12 volume up 75% to $1.1B, and cap rates at 6.53%, up 16 straight quarters.

CRE Takeaway: Strong space market, tough price market. In-place income quality is what a lender underwrites.

The rate board

The Fed held at 3.75% to 4.00% on a 10-2 vote, with both dissents favoring a hike. The 10-year slipped to a seven-week low near 4.9%. With a 175 to 225 bps spread, that puts an illustrative loan at roughly 6.70% to 7.20%. On $3M, 25-year amortization, debt service runs about $248K to $259K a year, so a 1.25 DSCR needs roughly $309K to $324K of NOI. That loan constant of 8.25% to 8.64% sits above Austin’s 6.53% cap rate, which is negative leverage. Illustrative math only, not a rate quote. Floating-rate and SBA 7(a) borrowers price off prime, and larger bank loans may use SOFR, so check your index.

CRE Takeaway: If a loan matures in 2027 or 2028, start the lender conversation before the December 9 Fed meeting.

Unlock up to $2 million licensing your company data

Have a business larger than 20 people that lives on Slack and is older than a year? Companies like Micro1 want to pay $100k - $2 million to license your data. They anonymize it and then use it to train the next set of frontier AI models.
